| The Community
and Community Association
Boca Pointe is a beautifully landscaped and maintained
community located just outside the city limits of Boca Raton, in southern
most Palm Beach County, Florida. It encompasses just over 1000 acres, consisting
of 28 villages, Boca
Pointe Country Club, a commercial area known as Wharfside Shopping Village,
the Good Shepherd Lutheran Church and B'nai Torah Synagogue. The community
was master planned by Markborough Properties, a division of The Hudson
Bay Company of Canada, and development started in 1981 by selling tracts
of property to residential builders who developed the individual neighborhoods
or villages of Boca Pointe. With the exception of a handful of lots currently
under construction, all villages have been completed.
There are 3,432 homes within
the various villages of Boca Pointe. They consist of condominiums, townhomes,
patio homes, and single family detached homes. Each village is governed by its
own documents and managed by its own village association board of directors.
Two of our villages are assisted life care facilities; Stratford Court managed
by Sunrise Senior Living and Edgewater Pointe Estates managed
by ACTS. When included, our count of residential units totals 4044.
Boca Pointe Community Association, Inc. (BPCA) is
the "master" or "umbrella" association that governs and maintains the business,
affairs, and property that contribute to the overall ambience and property
values of Boca Pointe. We maintain the main roads, oversee the gate operations
and roving patrols, and maintain the landscaping around our beautiful gated
entrances, Powerline Road, and SW 18th Street.
BPCA is governed by a fifteen (15) member Board
of Directors, who are residents elected by the voting members (who
are the presidents of the different villages in Boca Pointe). The Board
of Directors is given its power through the community documents, which
include the Declaration of Covenants, Conditions, and Restrictions, the
Articles of Incorporation, and the By Laws. These documents give the Board
the power to adopt, amend, and repeal policies and procedures as it deems
necessary.

Since the Board cannot address every issue of interest
to the residents of Boca Pointe, it has established committees
to assist in the management of various responsibilities or carry out specific
tasks as assigned. Each committee consists of a management staff member,
board member(s), and resident volunteers.
BPCA is
a not for profit association with an annual budget of approximately four and
one half million dollars. Our income is collected through assessments charged
our residents. Every year a budget is established for the next year to cover
the projected expenses involved in maintaining the commonly owned landscaped
areas, operating the gate houses and roving patrols, administrative functions,
salaries, and reserves for replacement of association owned infrastructure, such
as the roads. The assessment amount charged per residence varies depending on
which restricted area of Boca Pointe the residence is located, as expenses
are allocated based on what services are utilized. Residents do not pay assessments
directly to BPCA; our assessments are collected by the village associations
as part of their monthly billings for their village assessments.
The Country Club
Although every resident of Boca Pointe is a member
of the Community Association, membership in the Boca
Pointe Country Club is optional. Only the Athletic Center allows for
annual memberships to be purchased by non-residents.
Boca Pointe Country Club is a separate entity from
the Community Association, with its own Board of Governors, management,
and employees. Although separate organizations, the management and staff
of both work closely in order to maintain the landscaped beauty and lifestyle
for which Boca Pointe has become renown.
Boca Pointe Country Club facilities include the Athletics
Center, the Main Clubhouse, an 18 hole golf course, and the Center Court
Aquatics and Tennis Center.
